International Student Summer Workers – The Summer comes to a close!

September 14th, 2006

Summer Seasonal Student Workers Ocean City MD board bus for New York CityOcean City Md and the Delaware Beaches now experience the winding down of the summer and the beginning of the wonderful fall months. Sadly, this means the thousands of International Students are departing everyday to return to their homeland country in Russia, Bulgaria, Romania, Slovakia, Latvia, etc.. to resume their college / university studies. We shall miss them and their presence in our communities. Students typically experienced the same frustrations upon arrival having to deal with finding housing, realizing that the job that had been promised to them did not exist, learning that the cost of their housing would be MORE than their agency had disclosed to them and other issues related to their adjustment in their new but temporary homes. We will certainly be commenting on these issues in the coming few months and providing an overview for International students of what reality is to arrive in Ocean City Md or Bethany Beach or Rehoboth Beach DE as an international student, and we will also be providing quantity and quality advice online for future arrivals to review so that they are better advised prior to their arrival as a J1 Visa student..  ///  CLICK HERE to view the beginnings of the At The Beach International Student Seasonal Worker Guide for Ocean City MD and Delaware Seashore Communities.

Real Estate – Ocean City MD – The status – Sept 2006

September 14th, 2006

It’s mid September 2006 – A busy summer here for sure, but now we shall be back to periodically offering information and updates and even some personal commentary. Real Estate condominium sales continue in the “bubble burst” mode.  Condominium settlements for August 2006 compared to August 2005 were down 55 percent.  New contracts generated in August 2006 compared to 2005 declined by 46 percent. Statisticsare available and offered by the Coastal Association of REALTORS .. CLICK HERE TO REVIEW THE ENTIRE REPORT AND PRINT IT OUT. http://www.coastalassociationofrealtors.org/statistics/2006/caroccc0806.pdf

The statistics as noted in this report continue to show a dramatic slump in real estate condominium sales in Ocean City Md, whereas Single Family home (purchased primarily for primary homes and not as 2nd homes or rental investments) sales locally remain comparable to nationwide trends with  7 to 10 percent declines.  Cyclical trends in real estate specific to Vacation Destinations in the US have shown such trends previously in the 1980’s and very early 1990’s .  2nd home purchases are a long term investment. Condo sales trends may take an upturn up again in a few years or 10 years. Only time will tell.
