International Student Worker Ocean City MarylandThe last of the international students visiting on J1 work exchange visas to the Ocean City MD and Delaware seashore regions have now departed in early October of 2006. This is a very  positive program for both local businesses and vacation visitors to Ocean City Md and the Delaware Seashore Communities and for the international university students. Without the hard working students employed here during the peak tourist season, local businesses would find it impossible to hire enough employees to serve the vacationers in the local restaurants, hotels, amusement parks, fast food and convenience stores,  and other local businesses.

The students,  typically from E Europe and Russia, often it being their first time to travel ANYWHERE, especially to a foreign country, are always feeling and enduring the fear and worry of  what will they experience upon their arrival. Will they find a place to live?  Do they really have a job available? Will they be safe here? Other matters of concern also occupy their thoughts on a constant basis.

Coastal Real Estate – BUYERS for Ocean City MD condos ~ Where did they go?

Ocean City Maryland Condominiums on the beachfrontReal Estate Sales Data provided by the Coastal Association of REALTORS in Maryland (source)  (Serving Ocean City MD and nearby Inland communities) reports a continuing decline in Condominium Real Estate Sales in Ocean City Maryland for the month of Sept 2006 compared to Sept 2005.  New Ocean City Maryland Condo Sales Contracts executed in Sept of 2006 dropped 45 percent from the previous Sept in 2005 and Actual property settlements declined 61 percent comparing Sept 2005 to Sept 2006. Coupled with a historically high inventory of “for sale” condominiums (1,701 units) as of Sept 30th, 2006,  it suggests that it is and shall be a “buyers market” for condominiums for some time to come. Real Estate has traditionally been and remains an excellent long term investment and the existing deep decline in sales activity may be more of a return to normality for condo sales trends over the coming months to years. Other vacation destination oriented properties around the USA are also experiencing this return to normalization, including the Coastal Delaware seashore regions of Bethany Beach, Dewey Beach, and Rehoboth Beach. Sunset Park on the Bay, a MUST SEE and EXPERIENCE in Ocean City Md

Planning a day trip to the Ocean City Boardwalk?  Then take time to take a short walk to the new Sunset Park, at South Division St and The Bayside in Ocean City Md. FIND SOUTH DIVISION ST AND THE BAY ON THIS MAP Recently completed, it’s a wonderful addition to the environment and amenities near the inlet. Complete with walking paths, environmental information plaques,  benches, public restrooms (open during events to be held there), flowers and Sunset Park bayside and South Division St Ocean City MDlandscaping, and a wonderful view of the bay and harbor across the bay. It’s only a few blocks walk from the Ocean City MD Boardwalk.  Bring the children as it’s a nice place to visit when you get to the Boardwalk.  Parking is available on the street and the nearby public parking lots, however in the peak summer months it’s always easier to take the PUBLIC BUS and not have to worry about parking and the associated parking fees for your car. Bring the kids for the enjoyment that nature brings.  Watch for various events to be held there in the coming season of 2007.

New Bus Transit Center – North Ocean City MD

North Ocean City MD Bus Transit StationOcean City Md opened the new North End Public Bus Transit Center in September 2006. Located at 144th ST. and Coastal Hwy, just two blocks south of  Fenwick Island Delaware at the Delaware State Line, CLICK HERE TO MAP IT the new center is a welcome addition to the Town of Ocean City Md  transportation (bus) facilities. The facility offers public restrooms, and a sheltered waiting area for those utilizing the city bus system. It is also the connect point for the DART (Delaware) public transit bus system which routes North into Delaware as far as Rehoboth Beach DE. One might consider using the public bus during peak summer months or heavy traffic week ends when heading south from locations in the Northerly portions of Ocean City md and from Delaware communities towards Southerly destinations in Ocean City MD including the Ocean City Boardwalk, since you eliminate any parking fees if you drive your car to the inlet or side street parking areas, and eliminate the anquish of finding parking spaces. There is some  FREE parking on the adjoining side streets at the North Ocean City MD transit station so you can park n ride to the boardwalk or other destinations within Ocean City Md.
