At The Beach – Ocean City Maryland

Anyone who has visited the coastal Delaware, Ocean City MD or Assateague Island beaches knows that the Atlantic beach experience here is great, with pristine clean beaches, life guards, and FREE PARKING.. (usually) but there are other reasons to consider the Coastal MD and Delaware Atlantic Coast as a reason to vacation here!

CLOUDY DAYS – OR – JUST A CHANGE OF PACE FROM THE SANDY BEACH: Then Northside Park, 127th St on the Bayside in Ocean City MD. There are picnic tables, pond side benches, shade trees, childrens playgrounds, basketball, baseball, etc.. and a wonderful circular paved roadway around the park for jogging, roller blading, biking or just a nice walk. BRING a picnic lunch, a blanket and and enjoy the greenery and open space. PARKING IS FREE, however buses run frequently from the North and Southerly portions of Ocean City Md and the Park is only one block from the Coastal Hwy. Starting July 13th, you and family can enjoy SUNDAES IN THE PARK, every sunday beginning at 6:00 PM to 8:00 PM and enjoy ice cream sundaes and live entertainment. Canoing and Kayaking: Nearby adventures for you and your children – spouse – friend ..
Experience the quiet adventure on a Canoe paddling trip on the Pocomoke River, Snow Hill MD .. only a 40 mins drive from Ocean City Md and maybe just 10 mins more from most Southerly Delaware coastal Communities.

AND Sailboating and Kayaking: Fenwick Island DE … ( Fenwick Island DE is just a few minutes northerly of Ocean City Md on the Coastal Hwy, so it’s a quick drive there from Ocean City MD.) Paddle the Little Assawoman Bay – in a kayak or enjoy sailing the bay with a sail above your head! Located directly across from the Fenwick Delaware State Park .. Coastal Kayak, www.c-kayak.com. We routinely make a visit or two to the Coastal Kayak during the spring, summer or fall. They offer wonderful kayaking adventures for 1, 2 or many and expecially for the young and family, it is a wonderful adventure for everyone to TAKE TO THE WATER and paddle out onto the Little Assawoman Bay, situated to the west of Fenwick Island Delaware.

Another neat little half day trip .. Explore the Assawoman Wildlife Preserve .. just a short drive from Ocean City Md and Coastal Delaware .. an off the road adventure with wilderness abounding !

Of course – don’t fail to consider a trip to Assateague Island . TAKE THE KIDS - National Seashore Park . also a short auto drive from Ocean City Md and the Coastal Delaware Beaches .. Ocean City Maryland’s condominium sales have continued on a downward trend through the 1st quarter of 2008. The source data comes from the Coastal Association of REALTORS MLS Ocean City MD data. The bottom of this market apparently has yet to be seen! Obviously at some point in time, economic and other market conditions, along with lowered condo asking prices will meet the conditions of buyers and the purchasing activity will reverse the downward trend. The majority of the condo’s are 2nd vacation homes or rental investment properties or a combination of both. In March of 2007, there was reported 101 new contracts of sale, compared to 66 new contracts of sale in March of 2008. This would be compared to over 150 new contracts of sale in March of 2005.

Condominum Listings of available properties on the market for sale in Ocean City MD have now been on an increase for the past 3 months. More inventory and fewer buyers? MLS data reports 1,726 condos on the market in Ocean City MD and this does not include many new construction condos now under construction or ready for occupancy and vacant units and being marketed solely by the developer.

If you are in the market for a 2nd home At The Beach – or a rental investment of LONG TERM NATURE, then it may be a good time to investigate and consider such a purchase, obviously making sure the investment is within your economic means! Surely there will be many condo’s now discounted heavily in selling price with anxious sellers motivated to discount their selling prices. My advice then is to consult with an experience Real Estate Agent, who will represent you as a BUYERS AGENT exclusively. You will find pedominantly experienced agents listed on our Real Estate Agents for Ocean City MD and the Delaware Coast Regions.

Real Estate is a long term investment – A place at the beach can also allow you to enjoy your investment and derive some tax benefits from the rental income as well if you choose to rent it during the summer during periods of non use by you!
