Ocean City MD Condominium sales ( ratified contracts ) trend over previous year declined again. This is a continuance of the ” BURSTING OF THE BUBBLE ” which commenced in late 2005 and into 2006. After skyrocking demand and increases in real estate prices, market conditions changed and as we all know, real estate market values have dropped significantly from their ” Lofty HIGH ” in 2005. These conditions are not just in Ocean City Md but throughout the USA and especially for 2nd home and vacation home markets along the coastal resort areas of the USA. The question is – Is Real Estate still a good investment ? – the answer is YES … but be certain it is a long term investment of 10 or more years for you, not a few years investment. The other obvious benefit is a 2nd home at the beach provides the investor with off season usage (provided they rent the property during the summer months) – thereby minimizing the costs associated with owning a 2nd home at the beach. Of course some can simply just afford to purchase a 2nd home for their personal usage at the beach – so IT IS A GREAT TIME TO BUY Real Estate in Ocean City MD and Coastal Delaware in this scenario. The first day of fall fell on Monday, September 22, 2008 this year and in Ocean City Md the international students were departing throughout the month. This really signals the end of the summer season and for the international student workers a return to their homeland and school. The students here wait for the bus in Ocean City Md at 6:00 AM in the morning to take them to JFK airport in New York City.
I am sure there were many tears from the students as many of them had a great adventure in our city, and some will want to return. Yes .. they mostly worked 2 jobs every day. they started their first job maybe at 7 Am .. finished it at 4 PM and started a 2nd evening job at 5 PM until midnight or beyond often.

They also hopefully were able to use some of their earnings to visit the Nation’s capital in Washington DC., get in a side trip to New York City and for some even more adventure to Niagara Falls NY and Las Vegas before returning to their homeland.

From my perspective on the summer .. we saw fewer students from Eastern Europe .. probably fewer from other countries as well! .. it was just as well, as the economy was sagging and tourism visitors were fewer .. therefore employers in Ocean City Md and the Delaware Coastal Resorts needed fewer employees during the summer season of 2008. Also, the US Dollar doesn’t exchange as well now therefore E European students earn less than in previous years, and students can opt for summer jobs in other E European countries where they earn as much or more. Let’s hope that 2009 offers a recovering economy and an upward trend in tourism to coastal Maryland and Delaware. Certainly the area offers a great Summer Work Experience for Foreign Student Workers. It’s proximity to Washington DC, Baltimore and New York City provide most the opportunity to do some great sight seeing during their summer months At The Beach in Ocean City MD or the Delaware Coast.

In the spring, summer and fall months fishing enthusiasts can try to catch their dinner from the surf on the beaches of Delaware and Maryland, the Inlet Jetty’s of Ocean City MD and Indian River Delaware and from the Inland Bays. Offshore fishing in the Atlantic is popular for those with ocean going size and equipment. One can always check up on the current fishing activity by reading the weekly FISHING REPORT – MARYLAND AND DELAWARE authored by Sue Foster of Oyster Bay Tackle. Species caught and methods used will vary by season.

In the spring the fishing activity usually commences in early to mid April with the arrival of the bluefish in the atlantic surf. Other species caught from the surf follow including Stripers, Seabass, Whiting – Kingfish, and a few other species. Bay fishing will heat up in June with catches of flounder, and July brings other species including Croaker and Seabass into the bay. Bay fishing is usually done by boat, however there are bulkheaded fishing areas in Ocean City MD – 4th to 5th St and the Bay.

Take a kid fishing too! Even if you don’t catch your dinner, you will enjoy the outdoors and relaxation, and pure enjoyment on the water and bring knowledge and fun for a child!

We routinely make a visit or two to the Coastal Kayak during the spring, summer or fall. They offer wonderful kayaking adventures for 1, 2 or many and expecially for the young and family, it is a wonderful adventure for everyone to TAKE TO THE WATER and paddle out onto the Little Assawoman Bay, situated to the west of Fenwick Island Delaware.

Another neat little half day trip .. Explore the Assawoman Wildlife Preserve .. just a short drive from Ocean City Md and Coastal Delaware .. an off the road adventure with wilderness abounding !

Ocean City Maryland’s condominium sales have continued on a downward trend through the 1st quarter of 2008. The source data comes from the Coastal Association of REALTORS MLS Ocean City MD data. The bottom of this market apparently has yet to be seen! Obviously at some point in time, economic and other market conditions, along with lowered condo asking prices will meet the conditions of buyers and the purchasing activity will reverse the downward trend. The majority of the condo’s are 2nd vacation homes or rental investment properties or a combination of both. In March of 2007, there was reported 101 new contracts of sale, compared to 66 new contracts of sale in March of 2008. This would be compared to over 150 new contracts of sale in March of 2005.

Condominum Listings of available properties on the market for sale in Ocean City MD have now been on an increase for the past 3 months. More inventory and fewer buyers? MLS data reports 1,726 condos on the market in Ocean City MD and this does not include many new construction condos now under construction or ready for occupancy and vacant units and being marketed solely by the developer.

If you are in the market for a 2nd home At The Beach – or a rental investment of LONG TERM NATURE, then it may be a good time to investigate and consider such a purchase, obviously making sure the investment is within your economic means! Surely there will be many condo’s now discounted heavily in selling price with anxious sellers motivated to discount their selling prices. My advice then is to consult with an experience Real Estate Agent, who will represent you as a BUYERS AGENT exclusively. You will find pedominantly experienced agents listed on our Real Estate Agents for Ocean City MD and the Delaware Coast Regions.

Real Estate is a long term investment – A place at the beach can also allow you to enjoy your investment and derive some tax benefits from the rental income as well if you choose to rent it during the summer during periods of non use by you!
